Proposed Rockland hotel plans back before the city; public hearing May 20

ROCKLAND — Since September 2010, 250 Main Street has had an unsure history. ADZ Properties LLC, whose principals include Cabot Lyman, owner of the Thomaston-based Lyman-Morse Boatbuilding, has proposed a five-story, $2.9 million hotel to overlook Harbor Park. Issues with parking and expired applications had slowed the company’s efforts to move the project forward, but as of this month,Rockland’s Planning Office determined plans for the 26-room hotel are now complete.
ADZ Properties has one more hurdle: A May 20 public hearing, 5:15 p.m., at City Hall. The public will get a chance to voice approval, opinions and concerns about the hotel. Construction is anticipated to be completed by June 2015.
Some citizens have publicly opposed the height of the hotel, asking the Rockland Planning Board to decrease the number of floors from five to four.
ADZ had originally planned to build a parking lot on an adjacent property, also owned by Lyman-Morse. The failed after citizens raised concerns about the need for a zoning change. ADZ then negotiated with Maine State Department of Transportation to lease a 30-space parking section on land owned by the state and located near the hotel site. The lot is currently used by Midcoast Mental Health Center. The hotel will offer valet parking for its guests.
The project is the second hotel planned for Rockland. Rockland Harbor Park LLC is planning construction of a 65-room, $6.5 million hotel on waterfront property owned by Stuart and Marianne Smith, of Camden. That hotel is sited on land that lies between Boston Financial and Archer’s on the Pier.
